We note from our records that the current fixed term agreement on Flat 3, 346 Stainbeck Road, Leeds, West Yorkshire, LS7 3PP is due to expire on 06 June 2026.
We would like to take this opportunity to advise you of an upcoming change in legislation. Under the Renters Rights Act, which is due to come into effect on 1 May 2026, fixed-term tenancy renewals will cease and all tenancies will automatically become periodic, regardless of any fixed term previously agreed.
From 1 May 2026:
' All tenancies will become periodic.
'Tenants will be required to provide two months notice to end their tenancy.
'Landlords will be required to provide four months notice to regain possession, and notice may only be served under a valid statutory ground.
As a result of these changes, moving forward there will be no tenancy renewals. Instead, we will continue to manage the tenancy on a periodic basis and review the rent annually to ensure it remains in line with current market conditions.
After considering the current market, we recommend that the rent be increased to £850 per month, from the current rent of £800 per month. Unless we hear from you to the contrary in the next 2 weeks, we will proceed with notifying the tenant(s) of this rent increase and take the necessary steps to implement it in line with the new legislation.
Our fee for this service is £150 including VAT. This bundle includes the Section 13 rent increase work, annual AML re-checks for both landlord(s) and tenant(s), along with Right to Rent renewal checks where applicable to ensure compliance is maintained.
