The holding deposit may be applied towards the first month‘s rent or tenancy deposit with the tenants‘ agreement once the tenancy agreement has been signed.
The holding deposit will be refunded unless a legally permitted reason for retention applies under the Tenant Fees Act 2019, including where an applicant withdraws, fails a Right to Rent check, fails to take reasonable steps to enter into the tenancy agreement or provides materially false or misleading information affecting their suitability. Statutory deadlines and written notification requirements apply.
TENANCY DEPOSIT
A refundable tenancy deposit of £2,300.00, equivalent to one month‘s rent, is payable in accordance with the agreed payment arrangements and applicable legislation.
Where a traditional cash deposit is taken, it will be protected within a government-approved tenancy deposit protection scheme, and the relevant prescribed information will be provided.
